Yxlan is a long, narrow island in Stockholm\u2019s northern archipelago with Blid\u00f6 as its closest neighbour. Here you live comfortably, with good ferry connections to the mainland all year round. On the south-eastern part of the island, just over a 15-minute drive from the ferry landing, lies this property. The property is on Frejs Backe, a quiet cul-de-sac with a total of five properties. Insulated for year-round use, the well-equipped 25 sqm guest house with loft was built in 2020. A wrap-around deck incorporates the sauna, which seats around 4\u20136 bathers. From here there is a glimpse of the water and the evening sun is at its best. The guest house features an open-plan layout between the living room and kitchen, with a vaulted ceiling that creates a wonderful sense of space. One bedroom and a shower room with WC. Perfect for guests, teenagers or for letting.<\/p>

The sleeping cabin is set apart, with space for several beds. There is also storage here.<\/p>

The property has a private, year-round water supply via a drilled well. New private wastewater system with WC to a sealed holding tank and greywater treatment (permit 2020). Fibre broadband is connected.<\/p>Boat berth<\/strong>

About 150 metres from the property lies Stora Bredviksfladen, where there is a shared jetty with a boat berth and the possibility to swim from the jetty.<\/p>About Yxlan and the surroundings<\/strong>

Beyond Yxlan the waters open up, and with your own boat it is not far to the true outer archipelago. Just to the south lies Ljuster\u00f6 and east of Yxlan is Blid\u00f6 with, among other things, Blid\u00f6 Hamnkrog and the youths\u2019 favourite, the Blid\u00f6 Bio cinema. Other popular archipelago restaurants are found on Lid\u00f6 and H\u00f6gmars\u00f6.<\/p>

Today Yxlan has many permanent residents thanks to good transport links with the mainland. During the summer months the population increases significantly when holidaymakers arrive. On the island you will find K\u00f6pmanholms skola, which also has a preschool. By the ferry landing there is a kiosk and convenience store open all year round. A larger range of groceries is available at the ICA store on Blid\u00f6, the archipelago\u2019s best shop. In Furusund there is a guest harbour, a fuel station for boats and an inn. This part of the archipelago is wonderfully vibrant with much to see and do, especially in summer.<\/p>

You can get here by car from Stockholm in about an hour, and the ferry crossing takes only a few minutes. It is also easy to come by bus or Waxholmsb\u00e5t to the island; the Alsvik jetty is the nearest.<\/p>
