The current buildings are small-scale and idyllic, yet this is a place where grand plans can be realised for those wishing to build anew. A building permit exists for a spectacular 240 sq m villa; see drawings in the PDF.<\/p><p>At the private harbour you can moor your boat safely in the inner harbour basin; there is good depth and width, with 1.8 m at the innermost point and up to 3.5 m on the outside of the jetty. Three ice-eaters keep the boathouse and harbour ice-free in winter. The boathouse has been designed with clearance to hoist a boat up to the ceiling for winter storage while still allowing the boathouse to be used for your commuter boat.<\/p><p>On the jetty deck you can bask in the sun and the view; there is a wood-fired hot tub and sun loungers in a row. The barbecue is in place \u2013 a perfect spot for socialising and relaxation. In the middle of the deck sits a sauna, and along the eastern boundary there is a slipway for hauling boats. Lighting is installed both on the jetty and in the garden.<\/p><p>Where the deck ends a gently sloping lawn takes over. The old cottage has seen better days, and the idea is to demolish it and build anew in front of where it stands. With the villa pushed as far towards the sea as permitted and large corner glazing, you gain 180-degree Sea views and freedom from overlooking by neighbouring houses.<\/p><strong>Picturesque buildings and well-kept garden<\/strong><br\/><p>Today there is a main building erected in 2012\u20132013, a compact-living home with everything you need. Entrance hall with hooks and wardrobe and a ladder up to a sleeping loft for two; living room with a wood-burning stove and generous sliding glass doors to the terrace; kitchen with dining area. Accessed from outside are a shower and laundry room plus a separate WC. The house is fully winterised and heated by an air-source heat pump and the stove. The laundry room and WC have underfloor heating. The water lines down to the jetty also have heat tracing so water can be used year-round at the jetty and boathouse.<\/p><p>A cosily fitted guest cabin offers extra sleeping space. Behind the main building are a wood shed and a row of storage outbuildings that can also be converted to guest accommodation, as well as the lighthouse structure intended for storage. The outbuilding range has year-round water and sewer, a hot water heater and an air-source heat pump. The garden is well kept with paved paths, trees and perennials, and the greenhouse is the icing on the cake. Between the main building and the boathouse there is also a practical boatshed. The plot of approx. 3,090 sq m comprises both land and its own water area.<\/p><strong>Island life close to the city<\/strong><br\/><p>The island has 30 properties, some of which are permanently occupied. Municipal water and sewer are in place. There is a well-organised communal harbour with a berth and shared parking on the mainland, just a couple of minutes across by your own boat. A 15-minute walk away is N\u00e4sbyparks centrum with shops, restaurants and the Roslagsbanan, which takes you to the city in 20 minutes.<\/p><p>The island is private and consists only of the residents\u2019 plots and a shared steamboat jetty and dance floor. In the middle of the island there is a volleyball court and a green, and Midsummer and crayfish parties are organised.
